Located in San Jose’s Oak Grove neighborhood, this ADU involved a challenging small site with many of the City’s required setbacks and Fire Department regulations that almost would have made the project impossible.  A variance was requested and granted to allow for a less than the required setback, however this required an increase in the fire-rating for the wall facing the property line.  Nevertheless, an efficient 1-bedroom unit with a kitchen, laundry, and living space was able to be accommodated.  With this design the rear outdoor space was modified to allow for two areas, one for the ADU and the other for the main house.
